A luxurious, self-contained, self-catering garden flat located in a leafy conservation area 3 minutes walk from Southfields underground and shopping. Situated at garden level, with large patio doors to its own patio and a delightful secluded garden, the apartment is bright, cheerful and remarkably tranquil with complete freedom from traffic noise. Sitting room equipment includes a colour television with satellite and extensive channel coverage, VCR, hifi and telephone with answerphone. Wi-Fi Broadband Internet access also available.
The spacious bedroom has a choice of superkingsize double or twin 3ft (90cm) single beds with colour TV, telephone, radio/alarm, hairdryer,trouser press, and adjacent shower room with toilet. Allbed and bath linen is included and a fold-up bed, child's cot and highchair can be provided for a third person or child if required.
The fully equipped kitchen includes fan and microwave ovens, electric hob, a large fridge/freezer, dishwasher, waste disposer, food processor and all the crockery and cooking utensils you will require.
Always cool in summer, efficient central heating and insulation ensure winter warmth. The apartment is beneath the main house of your hosts who will be on hand to ensure that your stay is enjoyable and trouble free. Facilities include laundry room available with washer and tumble-dryer, general use of garden with own patio and gas barbecue.

A superbly appointed split level bright and cheerful 1st floor, self-contained, 3 bedroom apartment for up to 8 persons with central heating, off-street parking, a sunny west facing balcony and splendid views from all bedroom windows north and east across London.
Ideally suited for 5 adults or a family of 6, it has a spacious sitting room with seating for 9, colour satellite TV (with e-mail facility), VCR, DVD player, hifi and telephone with answerphone. There is a fold up 3ft (90cm) bed for a 7th person, or a luxury (and very comfortable) full height auto-inflatable double bed for an additional couple, if required.
THE KITCHEN/DINING ROOM
The fully equipped kitchen-dining room seats 8 in comfort and has an electric hob, oven and microwave, large fridge/freezer, dishwasher, waste disposer, washing machine, pressure cooker and "Chef" food mixer.
BATHROOM WITH SHOWER
The apartment has a bathroom with shower and a separate WC.
BEDROOMS 1, 2 AND 3
Bedroom 1 has a 4' 6" (137cm) double bed, colour TV, telephone/radio-alarm & trouser press; bedrooms 2 has 2 stacked 2' 6" x 6' 3" (76cm x 190cm) single beds and Bedroom 3 has 3' x 6' 3" (90cm x 190cm) double bunk beds. All bed linen and towels are provided and a child's cot and highchair are also supplied.
There is a garden for guests' use, shops just opposite which will cater for most every day needs and 2 supermarkets within 5 minutes walk open from 7.30am to 10.30pm. Also just opposite is a 24 hour laundry/ironing/dry-cleaning service and an IT centre offering free internet access and "Nutkins", a Montessori day nursery. There is also a bus stop with frequent buses to nearby Putney's mainline and underground stations (1 mile), Wimbledon (2.5 miles) and Richmond (5 miles). Southfields Underground station is just 10 minutes walk and Wimbledon Tennis 18 minutes.

CANCELLATION
Deposit not refundable. NO refunds for cancellations within 1 month of booking date, unless we are able to re-let. You are advised to cover this with holiday insurance.
SECURITY DEPOSIT
Authority to debit a deposit equal to 1 week's rental must be signed on arrival which will be held until end of stay when charges for any laundry required of bed and bath linen, cleaning (if necessary, at £7 per hour), telephone and any other legitimate expenses will be debited.
